Who is Eligible?

The Greece Golden Visa program is open to all non-EU/EEA citizens who meet the following requirements:

  • Individual Investors: Individuals over 18 years old who buy real estate in Greece under the legal limits (€800,000, €400,000, or €250,000).
  • Corporate Investors: Legal entities established in Greece or another EU member state, provided that 100% of the company's shares are owned by the applicant.
  • Leasing Applicants: Individuals who sign a minimum 10-year lease agreement for hotel accommodation or tourist furnished residences within a complex.

Eligible Family Members

The main applicant can extend the residence permit to their family members under the family reunification rules, including:

  • The spouse or a registered partner (via a cohabitation agreement signed before a Greek notary).
  • Unmarried children under the age of 21.
  • The parents of the main applicant (parents-in-law of the spouse).
  • The parents of the spouse or partner.

This allows three generations of a family (investor, children, and parents) to obtain the Greek Golden Visa simultaneously through a single property investment.
