Property Review & Rental Strategy
We review the property's condition, location, presentation and likely rental use before discussing the most suitable structure, pricing direction and preparation needs.
Two flexible rental routes, supported by one local team.
Managing a rental from another city or another country can quickly become demanding. Marketing, viewings, tenant or guest communication, agreements, payments, handovers and everyday questions all require time and a reliable person close to the property.
Greecement offers owners two different ways to put their property to work. Under the first model, Innovation Real Estate rents the property from the owner under an agreed lease and pays the agreed rent according to that contract. Where the written agreement and applicable rules permit it, we then operate or sublet the property to third parties through short-term platforms such as Airbnb or through other lease arrangements.
Under the second model, the owner remains the direct landlord. We market the property, coordinate enquiries and viewings, help identify a suitable tenant and support the documents and handover for a lease signed directly between the owner and the tenant. Ongoing local follow-up can also be agreed according to the owner's needs.
The right route depends on the property, location, condition, expected rent, intended use and the level of involvement the owner wants to keep. We review those details first and explain which structure may be suitable before any commitment is made.
The exact scope depends on the selected model. Our local team can coordinate the practical work needed to prepare the property, secure occupancy and keep communication organised.

We prepare clear property information, coordinate photography and presentation, and market the property through channels appropriate to the agreed rental route.
We respond to enquiries, arrange physical or remote viewings and coordinate communication with prospective tenants, subtenants or guests as applicable.
We help organise the information, identity documents and practical steps required for the relevant lease or occupancy arrangement, working with professionals where needed.
Depending on the service model, we support everyday communication, payment-related follow-up, maintenance coordination and clear updates about the property.
We coordinate keys, arrivals, departures, handovers and practical property checks so each change of occupancy is documented and easier to manage.
Both options are designed to reduce the owner's workload, but the contractual relationship is different. We explain that difference clearly before the property is marketed or a lease is signed.
Innovation Real Estate signs an agreed lease directly with the owner and pays the rent under the terms and payment schedule set out in that contract. The owner therefore has one professional tenant and one clear point of contact.
When the contract expressly allows subletting and the property can legally be used in the proposed way, we take responsibility for placing and managing third-party occupants. Depending on the agreed operating plan, this may involve short-term stays through platforms such as Airbnb or longer lease arrangements.
The owner remains the landlord and signs the rental agreement directly with the selected tenant. Greecement does not rent the property first; our role is to prepare the property for the market and organise the tenant-placement process.
We coordinate the listing, enquiries, viewings and candidate communication, help the owner compare suitable applicants and support the documents, agreement process and handover. If requested, local communication and practical follow-up can continue during the tenancy under a separate scope.
