We offer two rental management models, allowing owners to choose the level of involvement, income structure and operational responsibility that best suits their property.
Under the first model, we lease the property directly from the owner under an agreed rental contract. The owner receives the rent specified in that agreement, while we assume responsibility for the day-to-day operation of the property and, where permitted, its subsequent rental or short-term use.
Under the second model, the owner remains the direct landlord. We manage the marketing of the property, enquiries, viewings and tenant selection, and support the preparation of the lease and handover. Ongoing management can also be included according to the level of involvement required.
In either model, our role extends beyond the rental itself. We remain the owner’s local point of contact in Griechenland, assisting with matters connected to the property and its ongoing operation, from administrative and tax-related requirements to utilities, payments and issues that may arise during ownership.
The appropriate structure is assessed according to the property, location, condition, rental potential and the owner’s objectives. Each arrangement is defined in advance so that responsibilities, income terms and the level of management provided are clear from the outset.
We assess the property, its location, condition and rental potential before determining the most appropriate operating model. This includes the expected rental level, target market and whether the property is better suited to long-term tenancy, short-term operation or another agreed structure.
The property is prepared for the rental market with the appropriate presentation, pricing and supporting information. Where we manage the property directly, we ensure that it is presented consistently with its standard and positioned appropriately for the intended market.
We manage property marketing, enquiries, viewings and the selection of tenants or guests according to the agreed rental model. Our focus is on maintaining consistent occupancy while protecting the interests of the property owner and the condition of the asset.
We manage the administrative requirements connected to the tenancy or operation of the property, including agreements, payment follow-up and the relevant rental documentation. The exact responsibilities are defined according to the management structure agreed with the owner.
We remain the primary point of contact throughout the rental period, handling day-to-day communication, access requirements and issues that arise during occupancy. This limits the need for the owner to become involved in the routine operation of the property.
Immobilien under our management are monitored throughout their operation, with maintenance needs and unexpected issues addressed as they arise. When repairs or specialist intervention are required, we arrange the appropriate response and follow the matter through to resolution.
Maintaining the condition of the property is a central part of our management approach. Regular oversight allows us to identify wear, damage or maintenance requirements early and take the necessary action to preserve the standard established when the property was completed or placed under our management.
Our involvement continues beyond the individual tenancy or booking. We remain available for matters connected to the property and its operation, working with the owner on administrative requirements, utilities, local payments and other issues that may arise during the period of ownership.
